Decision factors

Have a buyer interested at $40,000 but they will not budge off of that. Turns out the guy I had been dealing with is the front man for a small group of people (there are 4 of them he said) and they are interested in the whole block and the parking lot behind me as well. It would be a cashier's check and that part I like, they are either going to gut and redo the building (that part I like too). In other words I can just walk away with $40,000 and am seriously considering it. I meet with them very soon, he was here Friday of last week and was going to go talk to the four people, but I haven't yet heard back from him (which may or may not mean anything). They will want me out in 30-60 days but are willing to also pay my property taxes for this year down at LCAD (I still owe about $1,300) and they are willing to cover the closing costs. I guess I am wanting you to give me advice if I am making the right decision in letting them have it for $40,000 or should I hold out for a different buyer? Whoever I sell it to has to have deep enough pockets to either redo it and bring it up to code or demolish it, and I would prefer cash up front and not bank financing as well. One more small detail. He let it slip that they have $500,000 to work with in terms of the whole block, the parking lot, and what they intend to build or do after they have the whole block. But during the same conversation he was adamant that they are set in their offer and that they are not willing to go any higher than $40,000 for my building. JEFF
